The Real Estate (Regulation and Development) Act, 2016 requires developers to register projects with the state RERA before advertising or selling them. In Gurugram, that authority is the Haryana Real Estate Regulatory Authority (HARERA), Gurugram. Checking a project's registration takes about ten minutes, and it is the single most important check before you pay a token amount.

Why RERA registration matters

  • It confirms the project is legally allowed to be sold.
  • The developer must disclose approvals, plans, land title details and a completion timeline.
  • Buyer funds are protected through rules on how money is used.
  • You get a formal complaint route if the developer delays or deviates from the plan.

Step-by-step: checking a project on HARERA

  1. Get the registration number from the developer's brochure, advertisement or price list. It looks like RC/REP/HARERA/GGM/…/…/YEAR/….
  2. Open the official website: haryanarera.gov.in. Use only the official government site.
  3. Find the registered projects search and choose the Gurugram authority.
  4. Search by project name, promoter (developer) name or registration number.
  5. Open the project record and check:
    • the promoter's legal name matches the company on your agreement
    • the project address and land area
    • the licence number and approved building plans
    • the declared completion date
    • the registration certificate itself (PDF)
  6. Check quarterly progress updates, if available, to see whether construction is on track.

Red flags

  • The seller can't give you a RERA number, or says it is "applied for".
  • The promoter's name on RERA differs from the company asking for payment.
  • The phase, tower or block you're buying isn't covered by the certificate.
  • Payment is requested in cash or to an account that isn't the project's collection account.
