For many families in Delhi NCR, a builder floor is the sweet spot between a cramped apartment and an expensive independent house. You get a full floor to yourself, fewer neighbours, often a lift and stilt parking, and lower maintenance than a high-rise society. The question most buyers ask us is simple: can I still get a good builder floor in Gurugram for under ₹1.5 crore?

The short answer is yes, but mostly in the newer growth corridors rather than in old Gurugram's established sectors. This guide explains where to look, what the real cost is, and what to check before you pay a token amount.

What exactly is a builder floor?

A builder floor is one complete floor of a low-rise building, usually stilt + 4 floors in Haryana. Each floor is sold as a separate unit, so you typically share the building with only three or four other families. Modern projects are planned as gated townships with internal roads, parks, a lift in every block and stilt parking at ground level.

  • Privacy: one home per floor, no shared corridors.
  • Lower maintenance: no large clubhouse or tower services to pay for (unless the township offers them).
  • Better space use: layouts are usually more efficient than apartments with large common areas.

Where to find builder floors under ₹1.5 crore

Within the ₹1–1.5 crore band, the best choices today are in planned townships on Gurugram's southern and western edges, where land costs are lower but connectivity is improving quickly.

A real example: LID Nivasa, Sector 6 South of Gurugram

LID Nivasa by Lion Infra Developers is a RERA-approved township of stilt + 4 low-rise floors on the Sohna–Damdama Road. As per the current developer price list:

  • 2 BHK + 2T from ₹1.12 Cr* (2nd/3rd floor)
  • 3 BHK + 3T from ₹1.37 Cr* (2nd/3rd floor)
  • Construction-linked payment plan: 10% at allotment, 25% within 30 days, 30% on super structure, 35% on possession
  • Amenities include a jogging track, cycle track, basketball and pickleball courts, an indoor gym and a kids' play area, plus the LID Plaza retail hub inside the township

That makes it one of the few new-launch options where a family can get a 3 BHK builder floor under ₹1.5 crore (before extra charges) in Gurugram.

The real cost: what's on top of the base price

The headline price is the Basic Sale Price (BSP). Your final cost also includes:

  • PLC (Preferred Location Charges): for park-facing or corner units, typically ₹2.5–7.5 lakh.
  • Car parking: often ₹3–4 lakh for a stilt slot.
  • Power backup: charged per KVA.
  • EDC/IDC and IFMS: government development charges and the maintenance security deposit.
  • GST on under-construction property, plus stamp duty and registration.

We explain each of these in detail in our guide to the full cost of buying property in Gurugram. Always ask for a complete cost sheet, not just the BSP.

Which floor should you choose?

  • 1st floor: easiest access without relying on the lift; often priced slightly higher.
  • 2nd & 3rd floors: usually the lowest price, with a good balance of light and access.
  • 4th floor: often the costliest, because terrace rights may come with it. Check whether the terrace is included in writing.
